Where Prices Stand in Early 2025

After the volatility of 2022 and 2023, the North Surrey market has found more stable footing. Detached homes in Fleetwood and Guildford are averaging between $1.4M and $1.7M, while townhomes remain a popular entry point in the $750K–$950K range. Condos in the Whalley and City Centre corridor continue to attract investors and first-time buyers, with prices holding firm between $500K and $700K.

Well-priced, move-in ready homes are still selling quickly — often within 10 to 21 days. Overpriced listings, on the other hand, are sitting longer than sellers expected.

The Impact of Interest Rate Changes

The Bank of Canada's rate decisions through late 2024 have given buyers more breathing room than we've seen in several years. With variable rates coming down and fixed rates stabilizing, purchasing power has meaningfully improved. This is the single most common mistake. A buyer falls in love with a home, makes an offer — and then discovers their financing doesn't line up the way they thought. In a competitive market, sellers don't take unfinanced offers seriously. Getting a proper pre-approval before you start seriously viewing homes is non-negotiable.
